Changes and Determinants of Land Prices in Bilecik City (2002-2018)

The number of researches on the subject of rapid urbanization and related problems, the planning suggestions for the solutions of this problems are increasing. In this context, it is possible to say that the academic interest in urban land prices has increased gradually. In this study, it was aimed to determine the changes in land prices in Bilecik city between 2002-2018. The research is compatible with positivist epistemology and therefore quantitative research techniques are used. Accordingly, the streets that constitute the study area were digitized and a data set was created by providing land prices for the streets from the Revenue Administration. Spatial density and cluster analysis were used to determine the historical and spatial changes of land prices, and correlation and simple linear regression analysis were used to determine the determinants of land prices. The main findings of the research are as follows: Land prices in the study area increased by 819% over the relevant years. The areas with the highest increase in land prices are the Central Business District and its surroundings. A statistically significant relationship was determined between the distance from the Central Business Area and the land prices, which are among the variables questioned. This variable explains 46% of the change in land prices. It is clear that the monocentric city form caused inequality in the housing market and land prices. Therefore, it is necessary to consider the policentric city model as an alternative in planning the city.
