Abstract
The real estate market tends to be heterogeneous as each property has its own unique features. Due to the heterogeneous nature of the real estate property hedonic price model has been used for constructing a real estate price index. This study aims to determine the apartment characteristics and their contribution levels to sales prices by applying the hedonic price model within Odunpazarı and Tepebaşı districts of Eskişehir, Turkey. The hedonic price model has been used in this study as the model takes into account the physical and environmental characteristics of apartments. Also, semi-log was utilized as a functional form. The sales data for 4311 apartments which were listed on the web for sale between November and December 2016 located in Eskişehir were used as a dataset in this study. According to the results of this study it was determined that the size of the apartment, number of rooms, number of bathrooms, the central heating system, elevator, parking lot, built-in kitchen appliances, master bathroom, first floor apartment and the neighborhood of the apartment effect the housing prices in Eskişehir housing market.
