ارائه راهكارهايي جهت افزايش قابليت اجرايي پروژه هاي صنعت ساخت و ساز منطبق بر اصول ساخت پذيري

ساخت پذيري يك تكنيك مديريت پروژه براي بازنگري فرآيند ساخت و ساز از شروع تا پايان، در فاز پيش اجرا مي باشد. اين تكنيك قبل از اجراي پروژه با شناسايي موانع موجب كاهش و يا جلوگيري از بروز اشتباهات، تاخيرات و نيز سرريز هزينه ها خواهد شد. گرچه صنعت ساختمان سازي در ابعاد مختلف كمي و كيفي از ابتدا رشد چشمگيري داشته و جلوه هاي بديع و در عين حال منحصر  بفردي از صنعت ساختمان سازي به تصوير كشيده شده است، اما همچنان مشكلات بسياري گريبان گير وضعيت فعلي صنعت ساخت مي باشد. با وجود برنامه ريزي هاي دقيق و تخمين هزينه ها، همواره به دلايل پيش بيني شده و پيش بيني نشده، بسياري از پروژه ها از خط قرمز زمان و هزينه عبور مي كنند، كه علاوه بر ضررهاي مالي، موجب نارضايتي كارفرما نيز مي گردد. در اين تحقيق هدف ارائه راهكارهايي جهت تسهيل حضور پيمانكاران در مراحل اوليه مطالعات و طراحي به منظور پياده سازي مفهوم ساخت پذيري مي باشد. براي بررسي پژوهش هاي گذشته و تفسير آن ها از روش مطالعات كتابخانه اي متاسنتز استفاده شده و سپس از طريق آناليز توصيفي و آناليز الگويي طبقه بندي داده ها صورت گرفته است. در نهايت راهكارهاي ارائه شده منطبق بر اصول ساخت پذيري طبقه بندي گرديده و مورد ارزيابي قرار گرفته است. ضرورت اين مطالعه از آنجا ناشي مي گردد كه سهم زيادي از مشكلات پروژه ها مانند افزايش زمان و هزينه، عدم يكپارچگي طرح و ضعف سيستم اجرايي، ريشه در عدم تبادل اطلاعات و ارتباط موثر فازهاي طراحي و ساخت و ناديده گرفتن اثرات تصميمات طراحي در ساخت پذيري طرح دارد. با يافتن راهكارهاي موجود جهت اجرايي سازي مفهوم ساخت پذيري، مي توان زمينه هاي موثرتري را جهت ارتقاء يكپارچگي پروژه هاي ساخت و ساز ارائه داد.

In this research the goal of providing guidelines in order to facilitate the presence of contractors in the initial stages of the studies and design in order to implement the concept of making thedisclosure. To review past research and interpretation of studies library mtacentz method used and then through the descriptive analysis and analysis of the data classification model. Finally, the solutions offered are based on the principles of making disclosure has been classified and evaluated. The necessity for this study since it is caused bythe large share of the project`s problems, such as increasing the time and cost, the lack of integrity of the scheme and the weakness of the Executive system, rooted in the lack of exchange of information and effective communication of design and construction, and ignoring the effects of decisions of the design build project flexibility. Executive order making available solutions by finding the concept of making a disclosure, can be more effective to promote the integrity of the field of the construction project.
