هدف اصلي پژوهش حاضر ، شناسايي شيوه مناسب در جهت ساماندهي بافت فرسوده محله شيخ علي خان است . نوع پژوهش حاضر كاربردي است و روش تحقيق به صورت اسنادي – تحليلي پيمايشي است ؛ براي حصول به اين منظور با اتكاء بر اسناد و مدارك ، مشاهده و ادارك و تحليل كيفي SWOT ، تصميم گيري چند معياره فازي تاپسيس استفاده شده است و در پايان براي دسترسي به مطمئن ترين راه براي ساماندهي بافت فرسوده محله شيخ علي خان از تكنيك دلفي طي سه مرحله مورد استفاده قرار گرفته است . براي تجزيه و تحليل داده ها و بررسي متغيرها از نرم افزارExcel و براي تهيه نقشه ها ، از نرم افزارArc GIS استفاده شده است. با توجه به يافته ها «فراواني مراكز مذهبي،مسجد شجره، وجود پاركينگ محله اي» بهترين نقاط قوت، «مشكلات مربوط به جمع آوري زباله، عدم وجود فضاي سبز،مشاغل و مكان هاي شغلي مزاحم ، هدم دسترسي به ايستگاه بازيافت و تنگي معابر و خيابان ها» به عنوان بالاترين نقاط ضعف، «گروه صنعتي بوتان و مجتمع تجاري مسعود » به عنوان بالا ترين فرصت و «روي آوردن جوانان محله به تفريحات ناسالم و عدم ايجاد فضاهاي مكان هاي ورزشي و فرهنگي» به عنوان بالاترين تهديد شناسايي شده است .همچنين طبق بررسي هاي به عمل آمده با روش دلفي نوسازي به عنوان راهكار مناسب براي ساماندهي بافت فرسوده محله شيخ علي خان شناخته شده است.

The main objective of this study is to identify the appropriate method for organizing the worn out texture of Sheikh Ali Khan neighborhood. The type of this research is applied and the research method is documentary-analytic survey. For this purpose, based on documentation, observation, perception and qualitative analysis of SWOT, the decision of the multi-criteria fuzzy topsis has been used and finally for access The most reliable way to organize the worn out texture of Sheikh Ali Khan neighborhood is through Delphi technique in three steps. The Excel software was used to analyze the data and examine the variables and Arc GIS software was used to prepare the maps. According to the findings, the abundance of religious centers, the mosque, pedigree, the existence of a parking lot, the best of strengths, the problems of garbage collection, the lack of green space, occupational and occupational places disturbing, access to the station and the trap of traffic jams And the streets as the highest weaknesses, the Bhutan Industrial Group and the Massoud Commercial Complex have been identified as the highest threat as the greatest opportunity and bringing the neighborhood youth to unhealthy amusements and the lack of space for sporting and cultural activities as the highest threat. . Also according to the Delphi methodology, modernization is considered as a suitable strategy for the management of the aged area of the neighborhood. Sheikh Ali Khan is known.
