بافت هاي فرسوده شهري جزئي از پيكره شهرها بوده و داراي ارزشهاي كالبدي –عملكردي و اقتصادي است. اين كالبد با قابليت ها و توان هاي بالقوه خود يك سرمايه اقتصادي محسوب مي شود. اما اين يك رود سكه است رود ديگر سكه نيمه تاريك و ناهنجار آن است. اين كالبد و ساختار با تمامي قابليت ها و توان هاي خود در معرض چالش هاي بنيادي بوده و نيازمند توجه خاص است. امروزه مديران شهري به حفظ ، احياء و بازسازي و بهره برداري و معرفي اماكن تاريخي كه غالبا در بافت هاي فرسوده واقع شدند، توجه ويژه اي دارند ،تا در كنار آن با جذب گردشگر و توسعه گردشگري منبع درآمدي ارزشمند براي شهر و ساكنان آن فراهم آورند. بافت هاي فرسوده شهري و در بعضي موارد وجود يك بافت و محدوده تاريخي نحوه نوسازي و بهسازي اين شهر ها را با مشكلاتي مواجه ساخته است. توسعه گردشگري در اين بافت ها مشروط احياء و بهسازي بافت هاي فرسوده بوده است. اصلي ترين هدف و راهبرد اساسي اقدامات بهسازي و نوسازي در بافت هاي فرسوده شهري ،بازگرداندن اين بافت هاي فرسوده و تاريخي به چرخه ي زندگي شهري است. زنده ماندن بافت هاي فرسوده در گرو فعاليت و مشاركت در زندگي جاري در شهر است. سعي تحقيق حاضر براين است كه ضمن شناسايي بافت هاي فرسوده محله هاي تاريخي در كلان شهر اصفهان با استفاده از مدل swot ،بررسي نقاط ضعف ،نقاط قوت ،فرصت ها و تهديد ها به ارائه راهكارهايي جهت پيشرفت و توسعه گردشگري در اين محورها انجام شود. تحقيق حاضر كاربردي و روش پژوهش آن توصيفي-تحليلي مي باشد.
