بهره مندي از كاربري هاي مختلط شهري در شهرسازي نوين در راستاي حركت به سمت توسعه پايدار

Utilizing mixed urban utilities in modern urbanization in order to move towards sustainable development

موضوع زمين و چگونگي استفاده از آن همواره موضوع و بستر اصلي برنامه ريزي شهري بوده و در حقيقت سرنوشت نهايي طرح توسعه شهري را چگونگي مداخله و نظارت بر نحوهي استفاده از زمين رقم مي زند و همواره يكي از مسائل اجتماعي، اقتصادي و كالبدي در شهرنشيني معاصر را اين مقوله تشكيل داده است. يكي از وظايف مهم واساسي برنامه ريزان شهري،تخصيص زمين به كاربري هاي گوناگون با توجه به نقش و كاركرد شهر، اقتصاد شهر و همچنين تاثير متقابل كاربري ها بر همديگر است. مفهوم اختلاط كاربري، ترويج شكل پايدار از كاربريها با توجه به شكل توسعه شهري است و از نظر برنامه ريزان مكاني در واقع وسيله مهمي براي رسيدن به توسعه پايدار مي باشد. در دهه اخير اختلاط كاربريها به عنوان يك جزء كليدي در توسعه حمل و نقل گرا، توسعه محله هاي سنتي، توسعه هوشمند و شهرسازي نوين مطرح شد. روش اين مقاله تحليلي و بر مطالعات كتابخانه اي و اسنادي استوار است و با هدف بررسي ارتباط بهره گيري از كاربري هاي مختلط در دستيابي به توسعه پايدار سعي دارد كه با مطالعه شاخصه هاي كاربري مختلط و توسعه پايدار اين مهم را در شهرهاي امروزي بررسي نمايد. نتايج حاصل از اين پژوهش نشان مي دهد كه اهداف كاربري مختلط در راستاي اهداف توسعه پايدار است و به عبارت ديگر با برنامه ريزي در زمينه دستيابي به كاربري مختلط مي توان به توسعه پايدار شهري نيز دست يافت. در انتها نيز نسبت به ارائه راهكارهايي در زمنينه اختلاط كاربري ها پرداخته ايم.

The issue of land and how to use it has always been the subject of urban planning and in fact the ultimate fate of the urban development plan is how to interfere and monitor the use of land and is always one of the social economic and physical issues in contemporary urbanization. One of the important tasks of urban planners is the allocation of land to various uses taking into account the role and function of the city the city s economy as well as the interplay of the uses of each other. The concept of user mixing is the promotion of a sustainable form of use based on the shape of urban development and from the point of view of spatial planners is actually an important tool for achieving sustainable development. In the last decade the mixing of applications as a key component in the development of transport oriented the development of traditional neighborhoods intelligent development and modern urbanization was introduced. The method of this paper is based on analytical studies and library and documentary studies. The purpose of this paper is to examine the relationship between the use of mixed applications in achieving sustainable development by studying the importance of mixed usage and sustainable development in contemporary cities. The results of this research show that mixed user goals are in line with the goals of sustainable development in other words by planning for the use of complex use sustainable urban development can also be achieved. In the end it is also about providing solutions in the field of user interfaces.
