An analysis of the importance of infrastructure in Mehr Housing Projects

پروژه مسكن مهر، بزرگترين طرح ملي مسكن مي باشد كه به علت گستردگي طرح و نو بودن آن نياز به بررسي نتايج حاصل از اين تجربه احساس مي شود. از اين رو هدف اصلي اين مقاله ارزيابي هزينه احداث تاسيسات شهري براي مجتمع هاي مسكن مهر فاطميه شهر يزد درفاز يك مي باشد. براي انجام اين پژوهش با مراجعه به ادارات مربوط به تاسيسات(شامل: آب،فاضلاب،برق،گاز ومخابرات) اطلاعات لازم را دريافت كرده و با مقايسه اعداد وارقام چند ساله اخير وفاكتورهاي ديگر، هزينه هاي مربوط به زير ساخت هاي شهري در اين پروژه محاسبه گرديد. نتايج اين پژوهش حاكي از آن است كه هزينه هاي مربوط به زيرساخت هاي شهري به مراتب بيشتر و سنگين تر از هزينه هايي مثل قيمت زمين است، در نتيجه چناچه به جاي انتخاب سايت هايي در خارج از شهرها (به جهت عدم پرداخت قيمت زمين) اراضي داخل شهرها انتخاب مي گرديد و بجاي پرداخت هزينه هاي زيرساخت ها، هزينه قيمت زمين پرداخت مي شد، به مراتب هزينه هاي تحميل شده به پروژه مسكن مهر كاهش مي يافت.

Mehr housing is the largest national housing project which needs to studied the results of this project due to its expansion and its effectiveness . Hence, the main objective of this paper is to evaluate the cost of constructing urban facilities for Fatemiyeh residential complexes in Yazd, Iran. In this research, we getting the necessary information by referring to the departments of the facility (including: water, sewage, electricity, gas and Telecommunications) and by comparing statics information of recent years and other factors, the cost of urban infrastructure was calculated in this project. The results of this study indicate that the costs of urban infrastructure are far more and heavier than costs such as land prices, As a result, instead of choosing sites outside the cities (in order not to pay the price of land), lands were selected in the cities and Instead of paying for infrastructure costs, the cost of land was paid, the costs of the Mehr Housing Project were significantly reduced.
