Hedonic analysis of agricultural land values: the Case of Menemen, Izmir
Abstract :
In this research, irrigated agricultural land values and factors effect on irrigated agricultural land values were examined in Menemen district, Izmir. For this purpose, six settlements units (five village and one sub-districts) which have maximum irrigated agriculture area were included in this research and data was collected by survey from 89 farmers that was determined by proportional sample formula. In research, with these data, parcel based land values were calculated according to the market value and the income capitalization approach. The capitalization rate was used in this research determined as 5.63%. Factor analysis and hedonic price analysis were performed for determining factors effect on irrigated agricultural land values. According to research results, average land value (18286.86 TL) determined by the income capitalization approach is higher than determined average land value (10753.72 TL) by the market value approach. In hedonic model covers 11 independent variable and dependent variable is market value of parcel. According to linear model the most positively effective variable of parcel market value is equipment situation at parcel when other variables are stable.
