Investigation and Reduction of Criteria Affecting The Value of Land Plot in Turkey and International Standards by Factor Analysis

Real estate valuation is a multidisciplinary work that requires separate assessment of both differences in the valuation process and diverse nature of properties. This study was conducted to examine the effective factors determined on the land values in academic studies, legislation and international standards. The land was selected as the type of the real estate in urban areas for the application and the effective factors were examined and discussed. The Turkish legislation, Graduate studies in Natural and Social Sciences in Turkey and international standards were examined according to real estate type and criteria affecting the value which varied in all applications. As consequences, not a standard form but conflict on the factors was obtained. In the study, the questionnaire was prepared according to literature and the factor analysis of the valuation process was performed on the data obtained by 519 experts against 125 questions. Ten independent factors were determined which provided a useful tool in constructing an infrastructure for real estate valuation with reduced and significant criteria.
