Abstract :
The paper is to reveal influential factors and the marginal role of the urban residential land price in order to provide guidance for making policies of scientific urban land use by GWR (geographically weighted regression) model, and then displays the spatial distribution of the marginal role of factors by GIS(geographic information system) drawing tools. As shown by research results, the marginal role of metro sites, commercial outlets, water and greenbelt-landscape has a conspicuous feature of non-stationarity in the research area, while other factor have an inconspicuous feature of non-stationarity. FAR (floor area ratio) has the biggest marginal value-added ability for urban residential land prices compared with other factors. It is concluded that urban residents focus more on the convenient and comfort of houses because of their strong preferences to rapid transportation, business services and conditions of the natural landscape in Nanjing city, which have conspicuous influential feature of localization compared with FAR et al.. ARCGIS, with a good image output visualization technology, can quickly guide us in the control of the main specific block planning to promote scientific management over urban land.
