Quality Management on Valuation Reports of Demolition of Houses in the Urban Area of China

With the rapid development of China economy, the process of urbanization and metropolitan allies are accelerated. In this process, the demolition of houses in the urban area has also developed rapidly. Real estate valuation companies are an indispensable intermediary in urban building demolition. Since the valuation results are important for both parties, the quality and fairness of valuation results assume even greater importance. In this paper, the researcher divides the qualities of valuation reports into two kinds: exterior quality and interior quality. Then the paper researcher analyzes many factors that influence the exterior and interior quality of valuation reports. Finally, basing on present circumstances of real estate appraisal industry, the researcher brings forward advice and measure to the government, appraisal institute, enterprise and appraisers.
