Abstract :
The paper breaks the routine and makes a new exploration in office rental pricing. Merging the Hedonic model and the characteristics pricing, building effective multi-linear function of the form of office Hedonic models, abstracting the most important impact factor through the model, and estimating rental prices of offices. And then based on the most significant factor in choice of examples to use the feature comparative method, come to the assessed price of the project. Finally, the two prices to be evaluated for compromise. This pricing model not only supports the mature theory of Hedonic, but also reflects the characteristics of the demand for timeliness through using comparative method amendment, it is more practical.
