Abstract
Marketization is the inevitable way for the socialization of ecological residence. Up to now, the ecological residence market doesn´t form. Of all the limiting factors, economical factor is the crucial reason for the ecological residence marketization other than social, institutional or technological factors. Economic analysis is employed in this paper, negative externality, economy of scale, special cost structure and profit-oriented mismatch of different interest parties are disclosed to restrict the ecological residence market growth. To resolve the above problems, plocies and market mechanism should play different roles in the development of ecological residence. At present, government´s participation is the core. Additionally, planning system, institutional environment, market mechanism, and public participation are also needed in the construction of ecological.
