Abstract :
This paper has two (2) principal aims; (1) to investigate the elements that influence residential real estate pricing by developers and; (2) to analyze which factors that are most significant in influencing real estate pricing. Using Analytic Hierarchy Process (AHP) approach, factors and sub-factors were identified and developed into a hierarchy of real estate pricing determinant for the purpose of the AHP assessment framework. Using random sampling, about thirty (30) respondents from twenty nine (29) developer´s company around Selangor were selected as a sample. This study successfully identified a few factors and sub factors that are most significant to residential real estate pricing. The findings suggest the demographic and neighborhood aspects and; legal aspect were the most important factors in determining the residential real estate pricing followed by the physical aspects of property and economic aspects.
