سرمايه اجتماعي امروزه يكي از عوامل مؤثر بر بهسازي و نوسازي بافت‌هاي فرسوده شهري و مورد تأكيد برنامه ريزان محسوب مي‌گردد. چرا كه تجربه ثابت كرده است كه سودمندي از سرمايه اجتماعي و مؤلفه‌هاي آن در برنامه‌ريزي و اجراي پروژه‌هاي شهري امري انكارناپذير است. با توجه به اهميت اين موضوع، هدف از پژوهش حاضر بررسي اثرگذاري سرمايه اجتماعي بر بهسازي و نوسازي بافت‌هاي فرسوده شهري محله فهادان شهر يزد مي‌باشد. روش تحقيق در اين بررسي از نوع توصيفي- تحليلي بوده كه آمار و اطلاعات آن از طريق روش‌هاي پيمايشي به دست آمده است. جامعه آماري اين پژوهش را شهروندان محله فهادان شهر يزد تشكيل مي‌دهند كه با استفاده از فرمول كوكران، نمونه‌اي به حجم 365 نفر با روش نمونه‌گيري تصادفي طبقه‌اي انتخاب گرديده است. براي تحليل داده‌ها از آمار استنباطي و مدلسازي معادلات ساختاري (SEM) استفاده گرديده است. نتايج استنباطي پژوهش نشان مي‌دهد كه مطلوبيت شاخص‌هاي سرمايه اجتماعي در بين جامعه شهروندان، باعث بهبود روند نوسازي و بهسازي بافت قديم محله فهادان شهر يزد شده است. نتايج معادلات ساختاري نيز معناداري تأثير سرمايه اجتماعي بر بهسازي و نوسازي بافت قديم محله فهادان را اثبات مي‌نمايد.

Social capital is one of the factors affecting the Rehabilitation and Renovation of urban old texture and is emphasized by planners. Because experience has proven the usefulness of social capital and its components in the planning and implementation of urban projects is irrefutable. Given the importance of this issue, the aim of this study was to investigate the influence of social capital on the Rehabilitation and Renovation of urban old texture this Fahadan neighborhoods of Yazd city. The research method in this study was descriptive and analytical data obtained through survey methods. The study population the Consist of Yazd Fahadan neighborhoods citizens who use the sample, a sample size of 365 patients stratified random sampling method is selected. For data analysis, inferential statistics and structural equation modeling (SEM) was used. The results of the study showed a favorable analytical component of social capital among civil society, affecting the process of Improvement and Renovation of the old Urban of Yazd is Fahadan neighborhoods. The result of structural equation proves statistically significant relationship between social capital and Rehabilitation and Renovation of urban old texture of the Fahadan neighborhoods.
