Investigating the role of Iran's economy on the contemporary housing model in Tehran

مسكن به عنوان يكي از عناصر حياتي زيست انسان و تأمين كنندة نيازهاي مختلف او در مقياس ملّي و بين المللي مورد توجّه است. همچنين مسكن اصلي‌ترين بخش اقتصاد يك كشور است، چرا كه از طريق آن وضعيت اقتصادي يك كشور نمود پيدا مي‌كند. در اين راستا هدف پژوهش حاضر دستيابي به مهم‌ترين مسائل اقتصادي در جهت سير تحولات كيفي مسكن در شهر تهران طي سال‌هاي 1395-1399مي‌باشد و فرضيه مطرح در نيل به اين هدف اين است كه مهم‌ترين مساله اقتصادي در مسكن شهر تهران طي سال‌هاي 1395-1399 مساله درآمد اقشار مردمي و سرمايه‌گذاري در بخش مسكن است. حال پژوهش حاضر با استفاده ازروش تحقيق توصيفي- تحليلي و ابزار كتابخانه‌اي دريافت كه در شهر تهران طي سال‌هاي 1395 تا 1399 كه اقتصاد كشور دچار بحران بود، دولتمردان و برنامه‌ريزان به دنبال سرمايه‌گذاري بر بخش مسكن بودند. طي اين سال‌ها با توجه به كاهش و ركود وضعيت درآمد و اقتصاد مردم، خانه‌ها به فضاهايي با متراژ بسيار پايين بدل شد و همين امر موجب ثبات و ركود در حوزه مسكن شد. به طوريكه در حوزه مسكن نرخ رشد اقتصادي با كاهش بي‌سابقه اي روبرو شده است. لذا در يك جمع‌بندي كلي مي‌توان اذعان نمود كه رشد اقتصادي يك شهر با ميزان درآمد مردم آن شهر و وضعيت كالبد معمارانه يك ساختمان داراي ارتباطي دوسويه است. زيرا در معماري امروز اقتصاد نقش پيش برنده و كاهنده دارد، اقتصاد به عنوان يك كنشگر در معماري بنا، در زيبايي آن، در ابعاد معنايي در ابعاد اجتماعي، در ابعاد سرمايه ملي و ... تاثير مي‌گذارد.

Housing is also the main part of a country's economy, because it reflects the economic situation of a country. In this regard, the aim of this study is to achieve the most important economic issues in the course of qualitative changes in housing in Tehran during the years 2016-2017 and the hypothesis to achieve this goal is that the most important economic issues in housing in Tehran during 2016-2017 income issue It is the people and investment in the housing sector. The present study, using descriptive-analytical research method and library tools, found that in Tehran during the years 1395 to 1399, when the country's economy was in crisis, government officials and planners were looking to invest in the housing sector. During these years, due to the decline and stagnation of the income and economy of the people, houses became very small spaces, and this led to stability and stagnation in the field of housing. In the field of housing, the economic growth rate has faced an unprecedented decline. Therefore, in a general conclusion, it can be acknowledged that the economic growth of a city has a two-way relationship with the income of the people of that city and the condition of the architectural body of a building. Because in today's architecture, economics has a promotional and reducing role, economics as an actor in the architecture of the building, in its beauty, in the semantic dimensions in the social dimensions, in the dimensions of national capital, and so on.
