بررسي وتحليل گسترش خانه هاي دوم در نواحي روستايي

The study and analysis of development of second homes in the rural area Case study: Khorgam sector of Roodbar Township

گردشگري روستايي را مي توان نتيجه تغييرات گسترده اقتصادي-اجتماعي و فرهنگي بعد از جنگ جهاني دوم دانست؛كه در پرتو عواملي چون بهبود راههاي ارتباطي،گسترش شهرنشيني،افزايش اوقات فراغت،افزايش آلودگيهاي زيست محيطي در شهرها،وارتقا سطح زندگي توسعه يافت.« خانه هاي دوم»بعنوان يكي از پيامدهاي اين فعاليت ابتدا در غرب و سپس در ساير قسمتهاي دنيا رواج يافت.در كشور ما نيز قلمروهاي كوهستاني اطراف شهرهاي بزرگ و مناطقي كه از شرايط ميكروكليمايي مناسبي برخوردار هستندشاهد شكل گيري اين پديده بوده اند.در سواحل كاسپين نيز اگرچه ظهور و گسترش خانه هاي دوم بيشتر در نوار ساحلي بوده ؛اما با اشباع اين مناطق از يكطرف و تسهيل دسترسي به مناطق كوهستاني و مرتفع،دامنه گسترش آن به اين مناطق كشيده شد. اين تحقيق با انجام مطالعات كتابخانه اي و ميداني،ابعاد و روند گسترش خانه هاي دوم در يكي از نواحي روستايي استان گيلان(بخش خورگام شهرستان رودبار) مورد بررسي قرار داده است.نتيجه مطالعات نشان مي دهد كه گسترش خانه هاي دوم در اين ناحيه عموماً متاثر از روابط خويشاوندي و مهاجرت معكوس(شهر به روستا)وهمچنين بهبود زيرساختهاي ارتباطي مي باشد.ضمن اينكه اين پديده در روند توسعه خود از برنامه ريزي ،نظارت وكنترل بي بهره بوده و بصورت خودجوش مكانيابي و افزايش يافته است.

Rurul tourism could be the results of social – economical and cultural expansive changes ofter world war II; which expanded under the protection of factors such as communication ways improvement ; urbanisation devlopment; increasing time leisure , increasing environmental pollution, and the level of life promotion . Second homes as one of this actions result; first of all prevaild in west and then in other part of the world. In our country also the mountainous territories around big cities and regiones which have good microclimatic conditions have observed this phenomenon formation. Moreover, in “Caspian sea” coast, although the presentation and expantion of second homes have been in coastal regiones , with filling these regione in one hand and making easy the access of mountainouse regiones on the other hand, has carried its development scape to this regione. This reaserch by doing library and scope studies , has discussed the dimenthons and procedures of second homes devlopment in one of rural regiones of “Guilan province” (Khorgam sector of Roodbar township). The result of studies showes that second homes devlopment in the region , generally is because of relative relations and reversed emigration (city to village ), and the improvement of communication sub-structure. Meanwhile, this phenomenon in these developmental procedures has been deprived of planning, control and management, and has increased mechanical and automatically form.
