پژوهش حاضر با روش شناسی « توصیفی – تحلیلی» با هدف تحلیل فضایی رویكردهای مداخله كالبدی در بافت فرسوده شهر باغملك به انجام رسیده است. جهت دستیابی به هدف پژوهش و با توجه به وضعیت محدوده مورد مطالعه و داده های در دسترس، پنج شاخص تأثیرگذار در زمینه مداخله كالبدی یعنی قدمت بنا، مساحت بنا، ارزش بنا، نوع مصالح بكار رفته در بنا و وضعیت شبكه ارتباطی با 24 متغیر انتخاب گردیده و از دیدگاه 15 نفر از كارشناسان برای تشخیص نوع مداخله در 4 رویكرد بازسازی، بهسازی، مرمت و نوسازی مورد ارزیابی قرار گرفته است. تهیه لایه‌ها و اطلاعات مربوط به داده‌ها و شاخص‌های منتخب پژوهش بر مبنای متغیرهای تشكیل دهنده آنها، بر اساس برداشت و مشاهدات میدانی و ترسیم در محیط نرم افزار Arc GIS 10، بانك اطلاعات شهرداری باغملك و طرح هادی شهر انجام شده است. جهت تحلیل و وزن‌گذاری داده‌های بدست آمده از نظرات كارشناسان برای تعیین نوع مداخله كالبدی، از مدل میانگین هندسی باكلی فازی(FBGM) استفاده شده و نتایج حاصله در لایه‌های حاصل از شاخص‌های 5گانه در محیط نرم افزار ArcGIS 10 اعمال و به شناخت نوع مداخله كالبدی در بافت فرسوده شهر باغملك اقدام شده است. نتایج بدست آمده نشان می‌دهد كه رویكرد مداخله به صورت بهسازی در بافت در اولویت اول مداخله قرار دارد. بدین صورت كه قسمت های عمده بافت در حواشی خیابان‌های اصلی آن با توجه به شاخص‌های مطرح شده و گستردگی پراكنش آنها و وزن‌های بدست آمده از نظرات كارشناسان عمدتاً نیازمند مداخله به صورت بهسازی می باشد.

Present study by "descriptive-analytical" methodology, to aim of spatial analysis of texture interference approaches in the old texture of Baghmalek city has been carried. For achieving of study aim and to regard of Baghmalek old texture present condition and available data, 5 effective indicators to texture interference: building age, building area, building value, type of materials used to building and condition of old texture connect network with 24 sub indicators have been selected. For assessment of these indicators to recognizing of better approach among of four interference approaches, used of 15 expert opinion. Providing layers and information for data and selected indicators based on their constituent variables, according to field observations and impressions and drawing application environment Arc GIS 10 Municipal Database Baghmalek and conductor of the plan is carried out. From data analysis and weighting of expert opinions, to determine the type of physical intervention Buckley fuzzy geometric mean model (FBGM) used and the results obtained from the parameters of the 5 layers in ArcGIS 10 software applied and to recognize physical and interventions in aging tissues City Baghmalek attempted. The results show that the intervention approach to improve the texture is Priority intervention.
