هدف از این پژوهش بررسی و ارزیابی وضعیت مسكن دهك های درآمدی و تخمین نیاز مسكن برای دهك های كم درآمد با استفاده از تكنیك های آماری مورد استفاده در برنامه ریزی مسكن استان اصفهان می باشد. جامعه آماری پژوهش را خانوارهای شهری استان اصفهان بر اساس طرح آمارگیری از هزینه و درآمد خانوارهای شهری در سال 1390، تشكیل می دهد. بنابراین می توان با بررسی وضعیت دهك های درآمدی و شاخص های تأمین مسكن در دهك های موجود به تخمین نیاز مسكونی و برآورد توان مالی گروه های كم درآمد استان اصفهان پرداخت و نتایج حاصل را برای برنامه ریزی دقیق تر مسكن در استان اصفهان به كارگرفت. طبق یافته های تحقیق سهم درصدی هزینه های مسكن در كل هزینه های خانوار شهری استان اصفهان در سال 90 به طور متوسط 32 درصد است. مقایسه سهم درصدی هزینه های مسكن نسبت به كل هزینه ها بین دهك های درآمدی نشان می دهد كه این میزان در دهك های بالای درآمدی، نسبت به دهك های پایین درآمدی كمتر است. به این ترتیب كه خانوارهای دهك درآمدی دهم، حدود 6 درصد درآمد خویش را جهت تأمین واحد مسكونی تخصیص می دهند و این درحالی است كه خانوارهای دهك درآمدی اول، بیش از 90 درصد درآمدهای خویش را صرف تهیه و تدارك واحد مسكونی می نمایند.
