بررسي نقش گسترش فيزيكي شهر رشت در ايجاد تغييرات كاربري اراضي حاشيه شهر

Surveying The Role of Physical Development of Rasht City in Land Use Changing of The City Border Fields

رشد روزافزون جمعيت شهرها در گسترش فيزيكي و تغييرات كاربري اراضي حاشيه شهرها نقش مؤثري داشته است. جمعيت شهر رشت از حدود 294 هزار نفر در سال 1370 به بيش از 600 هزار نفر در سال1390 افزايش يافته است. در اين دوره مساحت محدوده شهر از 2994 هكتار به 10240 هكتار رسيد. نتيجه افزايش جمعيت و مساحت شهر، توسعه فيزيكي شهر و در نتيجه تغيير كاربري اراضي حاشيه شهر و به زير ساخت و ساز رفتن اين اراضي بوده است، بنابراين شناسايي ساز و كارهاي مؤثر بر رشد و پويايي شهر به منظور  مقابله منطقي و صحيح با مشكلات تبعي آن و همچنين طراحي انديشمندانه و مدبرانه توسعه آتي شهر حائز اهميت مي باشد. نوع تحقيق در اين پژوهش كاربردي و روش آن توصيفي تحليلي مي باشد. نتايج پيمايشي تحقيق نشان داد كه طي درۀ 1370 تا 1390، حدود 3587 هكتار از اراضي حاشيۀ شهر، تغيير كاربري يافته و به زير ساخت و سازهاي شهري رفته است. با توجه به آمار شهرداري رشت، تعداد واحد مسكوني شهر رشت از 84053 در سال 1370 به 140355 واحد در سال 1389 رسيده است، كه نشانگر 67 درصد افزايش طي اين دوره است. همچنين يافته هاي حاصل از مقايسۀ دو نقشۀ شهر رشت در سال هاي 1370 با 1390 نشان داد كه طي دوره مذكور تعداد 10 روستا به شهر ملحق شده و همچنين تعداد 57728 قطعه ملك اعياني در حاشيه شهر به محدوده خدماتي شهرداري اضافه شده است. كه اين قطعات شامل كاربري هاي مختلفي، از جمله مسكوني، تجاري، صنعتي و... است

Further development of cities population in physical development and Land use  changing of the city border fields has an effective role. Rasht's population is increased from 294000 in 1991 to the more than 600000 in 2011. In this period the area of city is from 2994 hectare to 10240 hectare. The result of population increase and the area of the city, physical development of the city and in result Land use  changing of the city border and to the building of these fields, therefore knowing the effective outfits on the city's development for correct and logical opposition with its adherence problems and thinker design and future development of the city is important. The kind of research in usage research and its method is resolutiondescriptive. Surveying results of the research shows that during 1991 to 2011, is about 3587 hectare from the fields of city, has a Land use  changing and goes to the basis of the city. According to the Rasht municipality, the number of residential units of the Rasht city from 84053 in 1991 to 140355 units in 2010, that is the sign of 67 Percentincreasing in this period. Even the resulted findings from comparison of two plans of Rasht City in 1991 with 2011 shows that in this period the number of 10 villages in a city and even the number of 57728 of royal territories in a border of city is added to the municipality services restrict.
