چكيده فارسي :
فرسودگي واقعيتي است كه تاكنون بيشتر شهرهاي با سابقه و تاريخي را متاثر ساخته است. آنچه مسلّم است در اين گونه شهرها اين مسأله، رشد بافت شهري را مختل كرده و آن را به پيرامون سوق ميدهد. بنابراين افزون بر نابودي بافت هاي دروني و باسابقه شهري، هزينه هاي هنگفتي را با ايجاد بافت هاي نوظهور بر گرده شهر تحميل مي كند. هدف اين تحقيق اولويت‌بندي مناطق مختلف قلمرو پژوهش به منظور اعمال بهسازي و نوسازي است. براي دستيابي به هدف مذكور از 5 متغير اصلي در بافت فرسوده شامل قدمت، قيمت، نوع مصالح، مساحت و وضعيت دسترسي به بافت استفاده شده است. جهت تجزيه و تحليل داده هاي پژوهش از عملگرهاي فازي (Sum، Gama، Product) در محيط GIS، و همچنين با وزن‌گذاري معيارهاي منتخب، از روش تحليل سلسله مراتبي فازي(FAHP)، به منظور مقايسه استفاده شده است. در نهايت نتايج بدست آمده از عملگرهاي فازي و AHP فازي، جهت شناسايي بهترين مكان ها براي بهسازي و نوسازي بافت فرسوده، به قياس كشيده شده است. نتايج بدست آمده حاكي از آن است كه مطابق توابع و مدل بكار رفته در پژوهش قسمت هاي بيروني بافت (با مساحت 236103 متر يعني 0/65 درصد از كل سهم بافت) به علت نزديكي به خيابان هاي اصلي و ساخت وساز نسبتاً بهتر نسبت به قسمت هاي دروني بافت (با مساحت 100754 متر يعني 0/28 درصد از كل سهم بافت)، از اولويت پايين تري براي نوسازي برخوردار است. همچنين مدل FAHP، مساحتي بالغ بر 47569 متر يعني 0/13 درصد از كل مناطق بافت را براي امر بهسازي پيشنهاد مي كند. البته اين امر در عملگر Gama fuzzy با دقت و جزئيات بيشتري نسبت به ديگر توابع و و مدل AHP فازي نشان داده شده است.

Introduction Developed and/or developing countries, in the lows of the time, are facing or will be faced with an increasing urbanization phenomenon. Along with population growth, urbanization and the concentration of industries, capital, facilities and urban services have grown, and large cities have become the metropolis of the present-day cities and have created irreparable problems for humanity. Therefore, the most important consequences of such a process of urbanization, in addition to lack of proper urban infrastructure, is the emergence of irregular and worn out urban and inbred textures for residents and urban migrants, which will lead to numerous socio-cultural and economic problems. This issue, in addition to the transformation of land into a scarce social source, has made it more important in the recent decades to make optimal use of worn-out textures, one of the main sources of land-based urbanization. Identifying the worn out textures, analyzing issues and adopting an approach based on managerial priorities is one of the most important criteria determining the process of improving the worn out textures. The worn out texture includes areas that are subject to the special activity of the municipalities due to the specific quality of the space, social conditions, disaster safety and the poor utilization of public services, and the modernization organization has been designated as its trustee. The existence of worn-out textures in the city center of lzeh is one of the factors of the city's lack of development, and in order to solve its problems and to provide the citizens' security in the face of old and worn out construction, these areas must undergo some changes from the type of renovation or renovation. Therefore, the existence of a worn-out texture in the central region of lzeh makes it necessary to reflect on the development process in this region. Materials and Methods The present study is applied in terms of target and is descriptive-analytic in terms of collecting data. In order to achieve the ultimate goal of the research, firstly, the preparation and production of data on the physical factors affecting the renovation and modernization of worn out texture, including five main and key indicators for the upgrading and renovation of texture, namely, the price of the building, the life and history of the building, the type of materials, the area of the building and Access to the context has been made. Using Fuzzy AHP, the weight of each of the indices was extracted by the experts, and then, using the Gama, Sum, product functions and functions in the GIS environment (ArcGIS 10.1 software), the region's powers Renovation and restoration of worn out tissue was evaluated. The final step of the research also included comparing the results of various fuzzy functions. The evaluated indexes in the present study consist of physical indicators, in which 5 variables were used to identify priority areas for the renovation and improvement of worn out tissue. The leveling of each index to different classes, as well as the determination of membership rates, was carried out by 15 experts. Discussion To certain is that the physical structure of cities affected by natural, social and economic flows has gradually undergone a change and exhaustion, and the need to rebuild and rebuild them over the course of different periods has been felt. The implementation of modernization and renovation projects of urban wastewaters is due to the multiplicity of origins and the formation and developmental elements of them with particular issues and complexities. The worn out texture and management of them is one of the concerns of urban managers and planners. Therefore, in this research, we tried to identify priority areas for modernization of worn texture in the central part of lzeh city in Khuzestan province. In order to do this, five variables such as age, price, type of material, area and access were evaluated. Each layer was prepared and prepared in GIS environment. Since the Gama, Product, Sum and Fuzzy AHP models were used for data analysis, the data were analyzed. Conclusions The results of t his study show that, according to the analysis performed by fuzzy operators and the fuzzy hierarchical analysis model, the central regions of the tissue are more prerequisite for modernization. This is confirmed by a more detailed and precise Gama Fuzzy operator, in which the operator proposed areas for renovation, which only accounted for 0.28% of the total texture contribution, as well as the building blocks The average area of the blocks is more than 6000 meters and is far from the main routes, and it is separated from the commercial fabric of the city, which indicates the degree of accuracy in the analysis of this operator. From the differences that this research has from previous studies, it is to allocate two types of weights (bachelor and fuzzy functions) to the layers, namely, by giving the weights to the layer in the ArcGIS environment, and quantifying the values of the physical levels in determining the level of tissue burnout, priority Determined the worst-worn blocks of the texture in order to upgrade or modernize it. In other words, this study, by combining the main variables affecting tissue erosion, identifies the regions that are in a more critical condition in terms of burnout, and in the next step, also identify the areas for modernization in a higher grade and rank as Precise and detailed in terms of meter and percentage (relative to all parts of the texture). The accuracy of the details of the proposed areas causes. In other words, according to the analysis, the fuzzy operators, as well as the fuzzy hierarchical model of the central regions to the boundary of the texture, are generally appropriate for modernization, but this is illustrated by the more detailed and more detailed Gama fuzzy operator. The reason for this is the combination of reduced effects and increased fuzziness in the output map, which has led to a more detailed and precise view. Meanwhile, factors such as proximity to the main arteries, the commercialization of marginal areas and the high price of land in this area have played a significant role in not choosing these areas for modernization.
